Design inspiration, not a VAYO project

The practice

A residential builder with an eye for how a room should feel.

VAYO Property Group Ltd is a residential building company. We build new houses, extend and renovate existing homes, and design the interiors that finish them.

An enquiry is read against the service it relates to, so the first conversation starts from the building itself: how it is put together, what can change, and what you want from it.

House Building

We build new homes from the ground up — structure, envelope and finishes — working from your brief and the realities of your site.

02

Home Extensions

A larger kitchen, a garden room, an extra bedroom. We build extensions that join the old house and the new space properly.

Before you begin

Preparing for your project

Four things worth settling early. None of them need to be finished before you get in touch — they simply make the first conversation more useful.

  1. 01

    Start with how you live

A clear brief is worth more than a finished drawing. Note the rooms you use, the light you want, and the things that already irritate you about the house.

  2. 02

Set a budget you can hold

Decide what you can spend before the work is priced, and keep a contingency aside. It is easier to adjust a design than to renegotiate a build on site.

  3. 03

    Check what permissions apply

Many projects need planning permission or building regulations approval. Check what applies to your property with your local authority before work starts.

  4. 04

    Gather what you already have

Deeds, existing drawings, surveys and any previous approvals help enormously. If you have none, the site can be measured and assessed first.
